CBRE acted on behalf of the Joint Venture partners of the site , namely CEMEX the owner & SEGRO the specialist logistics developers & owners to successfully promote this site for 1M sq.ft. of logistics space.

The site was originally farm land that underwent mineral extraction & the void was subsequently used as a landfill site for mixed household waste & then capped & restored.

The key challenges with this site related to the previous mineral extraction and associated environmental permits and restoration obligations, ensuring these could be complied with whilst also allowing the site to facilitate meaningful and valued employment generating development.

As a core advisor to both parties, CBRE were able to identify the land promotion opportunity, work with a professional team to secure a successful allocation with the Reading Local Plan and deliver a highly valuable planning permission within an extremely constrained sub-market with know occupier demand & an acute shortage of available floorspace & alternative sites.
