Parkside East,St. Helens

CBRE are the Town Planning and EIA advisors for the development of Parkside East, which is a 125 hectare greenfield site located adjacent to junction 22 of the M6 motorway in St Helens. The site is being promoted for a new Strategic Rail Freight Interchange (“SRFI”) and circa 3m sq ft food-focussed ‘SuperHub’. We are working closely with the Council, as well as others including the Liverpool City Region Combined Authority and the Local Enterprise Partnership, to develop the proposals.

The site is allocated in the draft St Helens Local Plan and CBRE are supporting the Council through the plan-making process to secure the allocation and the removal of the land from the Green Belt, including with the preparation of evidence on delivery. Additionally, CBRE is assisting iSec with the promotion of the scheme as a potential Freeport opportunity, with the opportunity to be linked with other port facilities in the North West of England.

Given the scale and nature of the SRFI, which will be one of the largest in the country, as a next step CBRE will be leading the preparation of a Development Consent Order application to secure permission for the overall development, with the ambition that a DCO is confirmed in early 2024 followed by the phased delivery of the overall scheme.
